Perry Commercial rezoning bid returns to Lehi planners Aug. 27

Perry Commercial's request to flip roughly 5 acres near the Traverse Mountain outlets from high-density residential to highway commercial is back before the Lehi Planning Commission on Thursday, Aug. 27, after commissioners tabled the item two weeks earlier.

The Lehi-based company wants to amend the Traverse Mountain Area Plan for land at Timpanogos Highway and Mountain View Road. If the commission recommends approval, the request would advance to the Lehi City Council for a final vote.

Perry Commercial first pitched the concept in April, describing it then as moving residential units out of West Canyon and adding them to locations near Timpanogos Highway, according to the April 23 Planning Commission agenda. By the time the formal amendment reached the commission on Aug. 13, the proposal had narrowed to a straight land-use change: approximately 5 acres from High Density Residential to Highway Commercial.

Commissioners tabled the request at that meeting. The reason has not been made public. No minutes from the Aug. 13 session have been published.

The item does not appear on the city's official public hearing notice published Aug. 16, which listed only four other agenda items. It does appear on the full Granicus agenda posted Aug. 20, suggesting it was added back after the notice went out.

Three other land-use items round out the Aug. 27 agenda:

Ryan Harmison is requesting an exception to the front maximum setback for the 235 Office Suites concept at 235 W. State Street.
Jeanne Walker is seeking R-1-22 zoning for the Pasture Walk Annexation on 4.4 acres at approximately 900 North 1000 West.
Nick Nelson is requesting a zone change at 1193 North 2300 West from TH-5 (Transitional Holding). The destination zone is listed as A-1 on the Granicus agenda but A-5 on the earlier city notice; residents should confirm the correct designation at the hearing.

The meeting begins at 7 p.m. Thursday, Aug. 27, in the Lehi City Council Chambers at 131 N. 100 E. All items are public hearings, and residents may attend and comment in person.
