Four development proposals land before the Lehi Planning Commission on Thursday, Aug. 27, including a commercial office concept on State Street and a request to mount a cell antenna atop Primary Children's Hospital in Lehi.

The public hearing notice, posted by Lehi City on Sunday, Aug. 16, sets the meeting for 7 p.m. at the Lehi Civic Center Council Chambers, 131 N. 100 East. All four items include a public comment period.

235 Office Suites on State Street

Ryan Harmison is seeking approval of an exception for the 235 Office Suites Concept at 235 W. State Street. The "exception" label indicates Harmison is seeking relief from a standard code requirement for the project. The city notice does not describe the project's size or design.

This is a consideration item, meaning the Planning Commission can approve or deny it at the Aug. 27 hearing without forwarding it to the City Council.

AT&T antenna on Primary Children's Hospital

AT&T is requesting conditional use approval to install a telecommunications antenna on the roof of Primary Children's Hospital at 2250 N. Miller Campus Drive. The item is listed under the project name "AT&T River Walk Preliminary Children's Antenna." Like the office suites request, this is a consideration item the commission can decide that night.

The hospital, formally known as Intermountain Health Primary Children's Hospital – Miller Family Campus, opened in 2024 and has already expanded. According to an Intermountain Health press release in April, the campus added eight medical-surgical beds and planned six new newborn ICU rooms later in 2026, increasing inpatient capacity by about 20 percent.

"Our campus was always designed to grow," Lisa Paletta, president of the Miller Family Campus, said in the April press release marking the hospital's second anniversary. "We will continue to add services, expand access, and meet the needs of our growing community."

Pasture Walk Annexation

Jeanne Walker is requesting R-1-22 zoning for the Pasture Walk Annexation, a 4.4-acre parcel at approximately 900 N. 1000 West. Under Lehi's development code, R-1-22 is a very low density residential zone providing for large-lot single-family homes in a rural setting. This is a recommendation item; the commission will forward its recommendation to the Lehi City Council for a final vote at a date not yet scheduled.

Nelson Zone Change

Nick Nelson is requesting a zone change from TH-5 (Transitional Holding) to A-5 (Agriculture) at 1193 N. 2300 West. The TH-5 zone is a holding designation for annexed land where no city water services are provided. The A-5 zone preserves land for farming and ranching while allowing agricultural uses to continue until future development is appropriate. This item also goes to the City Council for a final decision.
