The Lehi Planning Commission will hold public hearings Thursday, Aug. 13, on a plan to divide a new office/warehouse building near the I-15 corridor into 10 individually ownable commercial units and a proposed parking code change for therapy-focused daycares.

Both items carry direct stakes for Lehi-area entrepreneurs and childcare operators.

Belmont Flex Suites condo plat

Kairos Land Development is asking the commission to approve a condo plat that would split a previously approved office/warehouse building at 1552 N. Boston Street into 10 purchasable units. The project, called Belmont Flex Suites, sits on roughly one acre of Light Industrial-zoned land bordered by Caliber Collision to the north and single-family homes to the south.

The commission approved Kairos's concept plan for the building on Feb. 12, granting a setback exception at the time, according to the city's Engage Lehi project page. City planner Katie Bussell handled that phase of the project. The Aug. 13 condo plat is the next step: converting the structure into individually purchasable commercial condos rather than a single leased building.

No council vote is needed.

Because the plat is classified as an administrative "consideration" item, the commission can give final approval on its own.

Daycare parking code change

Separately, the commission will hear a proposed amendment to Lehi's Development Code Table 37.080, the city's off-street parking requirements table. The change would create a new parking category for preschools and daycares that offer specialized therapy and operate with higher student-to-teacher ratios.

Under the current code, commercial daycares must provide one parking stall per 300 square feet of gross floor area. In-home daycares require two stalls. No separate standard exists for therapy-focused preschools or daycares, which tend to have fewer children per staff member and different drop-off patterns.

The exact parking ratios proposed in the amendment have not been published in the publicly available agenda materials. The parking item is a "recommendation" action, meaning the commission's vote would advance it to the Lehi City Council for final approval. No council date for that vote has been scheduled.

How to comment

The Aug. 13 meeting begins at 7 p.m. in the Lehi Civic Center Council Chambers, 131 N. 100 East. The city posted the public hearing notice on Aug. 3. Residents can attend in person or watch online at lehi-ut.gov/government/public-meetings. The agenda may be amended up to 24 hours before the meeting.
