Lehi's Planning Commission will consider overhauling how the city regulates the look of commercial buildings at its Thursday, Nov. 5, meeting.
The commission's agenda lists a discussion of proposed changes to the city's Nonresidential Design Standards. The proposal would replace the current system of design districts with requirements tied to zoning categories. The agenda does not detail which districts would be affected or what the new zoning-based standards would require.
The change could reshape how future businesses and developments look across Lehi. Under the current system, commercial projects must meet the architectural and site-design rules of whichever design district they fall in. At the commission's Sept. 24 meeting, for example, two projects sought exceptions to a 40% glass requirement under existing standards.
The Nov. 5 agenda also includes a review of the Lehi Water Smart Council's mission, vision and guiding values document. Lehi's Water Use and Preservation General Plan Element, updated in 2025, outlines the city's goals to reduce per capita water use and promote water-efficient development, according to the city's planning documents.
A third discussion item covers training on appeals and variances for commissioners.
All three items are listed as discussions. No public hearings or formal votes are scheduled.
The meeting starts at 5:30 p.m. at Lehi City Council Chambers, 131 N. 100 E. The public is invited to attend.
