Three development proposals, all in northwest Lehi, head to the City Council on Tuesday, Aug. 11, according to the published agenda.

Gardner-Plumb Group wants to shift 124 equivalent residential units from the northern portion of its roughly 51-acre development agreement area to the southern portion near 2500 West Main Street. The council will vote on Resolution #2026-46 to approve the amendment.

The original Gardner Plumb Development Agreement, approved Aug. 13, 2024, carved the site into three uses: about 11 acres for a new Lehi Public Works facility, about 5 acres for Strata Networks and approximately 36 acres zoned R-1-15 for residential development. The proposed amendment does not add units to the overall project. It redistributes them southward.

Fox Trail grows from 8 to 9 lots

Centerville-based Symphony Homes is seeking concept plan approval for the Fox Trail Subdivision at 2850 West 1500 North. The project now calls for nine single-family lots and a development agreement.

Fox Trail first appeared before the Lehi Planning Commission on Feb. 26 as an eight-lot subdivision. By the July 9 Planning Commission meeting, Symphony Homes had revised the plan to nine lots. Both Fox Trail and the Gardner Plumb amendment received Planning Commission review at that July 9 session before advancing to the council.

Symphony Homes already has an active Lehi community, Lehi Terrace at 1195 W. 2980 N., with homes listed from $799,900, according to the company's website.

4.4-acre annexation petition

Petitioner Jeanne Walker is asking the council to approve Resolution #2026-47, an intent to annex 4.4 acres at approximately 900 North 1000 West into Lehi city limits under the name Pasture Walk Annexation. The intended use and zoning for the parcel have not been disclosed in the published agenda.

All three parcels sit in northwest Lehi, the same quadrant where Gardner-Plumb Group is also developing The Shops at Sky View, a 300,000-square-foot retail center at Traverse Terrace and Center Street that has signed Life Time and Target as anchor tenants with the first phase expected in 2027, according to a Gardner Group press release.

The regular session begins at 7 p.m. Tuesday, Aug. 11, at Lehi City Council Chambers, 131 N. 100 E. The agenda may be amended up to 24 hours before the meeting.
